BASIX

BASIX is an acronym for Building Sustainability Index. BASIX was introduced by the NSW Government to ensure homes are designed to be more energy and water efficient.

Every development application for a new home must be submitted to Council with a BASIX Certificate. Further information on BASIX can be found by visiting the BASIX website.

 

Section 138 permits (driveway crossings/work within council's road reserve

Where works are proposed within the road reserve, formal approval must be obtained from council as the roads authority as required under Section 138 of the Roads Act 1993. The road reserve includes the footpath and any area outside the property boundary.

Works within the road reserve may include activities like erecting a structure, constructing a driveway, installing storm water drains, removing or interfering with a structure, or any other activities as defined within the Roads Act 1993.

Fire safety schedules

If there is a development consent condition requiring the owner of the building to produce an Annual Fire Safety Certificate, then it is a requirement Council can enforce under the Environmental Planning and Assessment Act 2000.

An Annual Fire Safety Statement is a declaration by or on behalf of a building owner that an Accredited Practitioner (fire safety) has:

  • Assessed, inspected and verified the performance of each existing essential fire safety measure that applies to the building, and
  • Inspected the exit systems serving the building and found that the exit systems within the building do not contravene the provisions of Division 7 of Part 9 of the Regulation.

A building owner must ensure that an Annual Fire Safety Statement (AFSS) for the building is issued each year and that a copy of the statement and Fire Safety Schedule (FSS) is provided to Council.

 

Community Participation Plan (planning matters)

The Community Participation Plan sets out the processes that Council will use to notify the Community of opportunities to provide feedback on planning matters being considered by Narrandera Shire Council.

Political donations and gifts

The Local Government and Planning Legislation Amendment (Political Donations) Act 2008 requires public disclosure of donations or gifts when lodging an application with Council or commenting on development proposals. This law is designed to improve the transparency of the planning system.

The law introduces disclosure requirements for individuals or entities with a relevant financial interest as part of the lodgement of a development application, or requests to initiate changes to planning controls and regulations.

Disclosure requirements also apply to individuals or entities lodging submissions in objection or support to the above types of proposals.
